CONSTRUCTION NOTICE

Construction at the neighboring property will be on hold from December 18, 2026, to January 7, 2027, allowing guests to enjoy a more peaceful and relaxing holiday experience.

There is currently active construction taking place on the property next door. Guests may experience construction noise and activity during daytime hours.

is located within Nosara Estates, a peaceful new hillside community just a 20-minute drive from Playa Garza and a 30-minute drive to the amenities of Guiones.

The journey to La Perla Negra is part of the experience! While you’ll be driving through scenic winding mountain roads, the development itself is fully paved for a smoother arrival. We recommend an all-wheel drive vehicle for comfort, and along the way, you’ll be treated to sweeping views of the jungle and Pacific coastline. Take your time, enjoy the ride, and know that the destination is absolutely worth it.

There is a carport to park the car. There is an elevator accessible from the carport that travels to the second floor. The elevator requires an additional security deposit and an executed disclaimer document.

LOCAL QUIRKS | WHAT TO EXPECT

Life in Nosara is relaxed and full of charm — but it comes with a few quirks! You may experience dust, bugs, or brief power, water, or internet outages. Construction noise is also possible between 6 a.m. and 5 p.m. as the area continues to grow.

If reliable internet is essential, consider adding a mobile data plan. Please note that local septic systems don’t allow toilet paper to be flushed — bins are provided.

These are normal aspects of life in Costa Rica and outside our control, so refunds aren’t offered for such occurrences.

SAFETY & CANCELLATION

While we honor our cancellation policy, processing fees are non-refundable for guest-initiated cancellations.

Petty theft can occur, so please keep doors locked, valuables secured, and use alarms or security barswhen available. A private guard can be arranged upon request.

Even with precautions, theft can happen. Rent Nosara, the homeowner, and the property manager cannot be held responsible for lost items.
